An amended proposal for a housing development near the Five Rivers MetroParks Sugarcreek Reserve off Wilmington-Dayton Road has been submitted to township officials and will be discussed during separate county and township meetings later this summer.
"The local market for single family housing in Sugarcreek Twp. remains strong," developers wrote in their submission to the township. "Current and future residents are seeking a variety of housing options."
The development would be built to the south of the intersection of Wilmington-Dayton and Conference roads. The proposal would include a redesign of Wilmington-Dayton Road to eliminate the existing three-way stop at the Conference Road intersection, township officials said.
The new proposal from Oberer Land Developers would have 98 homes built on the property and the western side of the property would remain green space, according to documents. A previous plan, which was scrapped by the same developer in April, called for 113 homes to be built.
"The development preserves the creek through the center of the parcel and will place a significant amount of acreage into a permenant conservation easement," developers said.
The new housing would come in the form of two different styles, a patio home series targeted at empty nesters and a semi-custom home series.
The patio homes would range from 1,453 square feet to 2,110 square feet.
The semi-custom home series would be built by Oberer Homes and will be the same home series that is currently being offered at Woodland Ridge, another development in Sugarcreek Twp. off Little Sugarcreek Road. The semi-custom homes would range from 2,286 square feet to 3,098 square feet, developers said.
Lot sizes in the development would be under an acre and would have a similar density to the homes being built on the southern portion of The Landings of Sugarcreek, which is another development being built across from Bellbrook High School on Upper Bellbrook Road.
The Greene County Regional Planning and Coordinating Commission will hear the proposal during their Aug. 28 meeting at 7:30 p.m.
The Sugarcreek Twp. Zoning Commission will hear the case on Sept. 4 at 7 p.m.
