Dayton-area median home sale prices reach new high: Here’s why

Dayton-area median home sale prices in June reached the highest on record, surpassing $170,000, according to Dayton Realtors.

The number of homes sold in Montgomery, Greene, Warren, Darke and Preble counties declined to 1,529 in June, a 9 percent drop from June last year, Dayton Realtors said.

Realtors have repeatedly said rising home prices are due to low inventory, where consumers are having hard times finding the ideal home. The average home price was $195,303 in June.

The $170,000 median home price is a jump of 7.5 percent from this time last year. But the total sales volume dropped 3 percent from June 2018 to $298 million. There were also 5 percent fewer home listings in June than the same month last year.

The median home price for the first half of the year was $149,000 up 6 percent from last year and the cumulative sales volume jumped 5 percent to $1.3 billion during the first six months of 2019.
