An addition to the back of this brick ranch not only added more living space but also gave the house some versatility to the floor plan.

Listed for $198,500 by Lyle Bixler Realty, the house at 3 Northmoor Drive has about 2,030 square feet of living space. The house is located within the Northmoor subdivision, north of downtown Arcanum. The house sits well off the street with a concrete driveway. The back yard is accented by a corral fence and has a storage shed and raised flower garden.

Renovations made to the house started about five years ago with changes made to the exterior, including an insulated garage door, gutters and the roof. A 50-gallon water heater was installed in 2016 as were updates to the kitchen, including a sink, countertops and a tile backsplash.

In 2017, the addition was built to the back of the house and was designed to be the main bedroom suite with a walk-in closet, a full bathroom and a bedroom with a cathedral ceiling and sliding patio doors that lead to the back yard. The design allows for some versatility as the room could be a recreation room or family room. There is an arched window as well as the patio doors.

Formal entry opens into the original living room with a wood-laminate entry pad and updated neutral carpeting that continues down the main hallway. Three bedrooms and two full bathrooms are located off the hallway. The back bedroom was the original main bedroom and has a private bathroom, which features a ceramic-tile, step-in shower, a single-sink vanity and tile flooring.

Accessible from the living is the kitchen and dining area. The kitchen has a U-shaped design with the sink below a window. The updated countertops include a peninsula counter that has storage and breakfast seating. Appliances include a range and refrigerator. The dining area has a picture window that looks out over the back yard.

Partial walls with painted wood caps separate the dining area from the original family room, which is a step down. A door opens from the family room to the oversized, two-car garage. Another door opens into the laundry room, which has built-in storage cabinets and closet space. The third door opens to the addition, which has a hallway ending into the bedroom.

The full bathroom has a tub/shower and single-sink vanity, tile flooring and built-in shelves within the painted brick wall. Across the hallway is the walk-in closet with built-in organizers.
