Contributing Writer

Tucked within a hillside above the Little Miami River valley, this A-frame log home is filled with first-floor amenities and has two more levels of living space options.

Listed for $450,000 by Irongate Inc. Realtors, the home at 2506 State Route 725 has about 4,870 square feet of living space, plus an unfinished, walkout lower level and an unfinished bonus room above the three-car garage. The house sits on about a 2.5-acre property with mature trees, a circular paved driveway, oversized parking pad and a 12-by-65-foot composite deck.

The formal entry from the covered porch faces the back of the property to allow for walls of windows and doors to provide natural light and views of the valley from the deck.

Exterior walls are clean-cut logs with exposed ceiling joists. Solid oak floors are throughout the main level and upstairs bedrooms. Oak railings and an open staircase climb and cross the formal living room with its cathedral ceiling and triangle windows at the peaks.

Formal entry opens off the porch into a ceramic tile walkway that ends at the great room, which has a stone gas fireplace with raised hearth and wood-beam mantel. Exposed beams cross the cathedral ceiling and triangle windows at the peak allow for additional natural light. A door opens to the balcony deck.

Off the great room is the main bedroom with a vaulted ceiling, French doors that open out to the deck and double doors that open to the private full bathroom. The bath has a walk-in closet, two single-sink vanities, a corner whirlpool tub with ceramic-tile accents and built-in media shelves and a walk-in, ceramic-tile shower with seat and dual-head shower.

Open to the great room off the opposite side is the kitchen with a large angular island that has a wood countertop, vegetable sink and dishwasher. Tongue-and-groove cabinetry fills two walls and has granite countertops. Some of the cabinets have bubble-glass doors, and there are spice drawers and open plate shelves. A second sink is below a window.

Tucked off the kitchen is a formal dining room with French doors that open to the deck.

Off the kitchen is a short hallway that leads to a walk-in pantry, a laundry room with a half bath behind a pocket door. The hallway ends at the garage entrance. The three-car garage has a storage nook and access to the deck.

The open staircase from the great room leads to a loft family room with dormer window nook. A door opens to an unfinished room above the garage.

The catwalk hallway from the loft leads to two bedrooms and a full bathroom. Both bedrooms have large closets, and the bath features a tub/shower and single-sink vanity.

The lower level has a possible fourth bedroom, which is currently being used as an office. The finished room has oak hardwood floor, a box daylight window and a walk-in closet. French doors open from the unfinished space into the room, and a second door leads into the start of a third full bathroom as there is a tub/shower and plumbing for the remaining fixtures.

Opposite the open space is a workshop with a storage room and utility access. The house has a dual heating and cooling system and is wired for a generator.
