2-story home has access to community amenities
Contributing Writer
Tucked back on a cul-de-sac setting within the Woods of Beavercreek subdivision, this two-story home has had several updates made within the past three years, including two bathrooms, flooring, light fixtures and exterior siding.
Listed for $399,500 by Coldwell Banker Heritage Realtors, the two-story house at 2000 Sumac Court has about 5,300 square feet of living space on three levels. The exterior siding was replaced with HardiePlank in 2017; also a water filtration system and water softener were replaced. Carpeting and hardwood floors were installed on the main level in 2016. The half bathroom on the main level and the main bathroom were renovated in 2018.
Formal entry opens into a two-story foyer with a ceramic-tile entry and an open staircase to the upstairs. Tucked off to the left is the formal living room, and the formal dining room is open to the foyer, separated by flooring treatment. The dining room has a tray ceiling and hardwood flooring that continues into the two-story great room.
A gas fireplace is the focal point to the great room, and several windows allow for plenty of natural light.
The kitchen has cherry cabinetry and solid-surface countertops. There is an island with seating for four and storage. A buffet counter has hanging cabinetry above, and there is a corner pantry closet. A double sink is below a partial wall that offsets the kitchen from the morning room. Patio doors from the morning room open to a balcony wooden deck.
Off the kitchen, a short hallway leads to the laundry room where the washer and dryer are included with the sale of the house. There is a wash tub and cabinets. The appliances were new in 2017.
Off the great room is a half bathroom with a tall bureau vanity and ceramic-tile flooring. French doors open off the end of the hallway to a library with built-in bookcases.
Four bedrooms and two full bathrooms are located upstairs. The main bedroom has a sitting nook and a private bathroom, which has been updated with a ceramic-tile walk-in shower, a soaking tub, a tall vanity with two sinks and extra stacked drawers and linen cabinet, a heated towel rack, a private toilet room and a walk-in closet.
The staircase to the lower level is accessible from the foyer and divides the lower level into a media room and recreation room. The media room has a built-in entertainment center with speakers and sconce lights. A wet bar with seating for eight is the centerpiece to the recreation room, which has daylight windows and patio doors that open to a ground-level wooden deck.
A glass-block wall divides the recreation room from a possible exercise area as the room has media outlets. A door opens from this room to unfinished storage and utilities room. There is also a full bathroom with a tub/shower and pedestal sink.
The homeowners association fee includes the use of the swimming pool, clubhouse, tennis courts, walking trails and common areas with ponds and water features.
