Housing development in Huber Heights nearing full capacity

The Oaks of Huber Heights housing development is closing in on reaching its full capacity, making it one of the more successful residential communities in the city south of Interstate 70.

The Oaks — which got off the ground in 2004 — will feature 175 single-family homes when it is completed, according to Doug Partington, vice president of sales and marketing for Inverness Homes.

Fifteen more lots were approved earlier this year by the Huber Heights planning commission for section seven, on top of the 16 lots that were approved last year for section six. A total of 145 lots have been platted, and approximately 135 house permits have been issued, assistant city manager Scott Falkowski said.

Huber Heights City Council passed legislation Monday night to expand the street lighting district in the Oaks to a second reading. Partington said the company’s plan, as of now, is to wrap up building after section 7 is finished.

“We’ve been consistently selling 15 (homes) or so a year,” he said. “The level of product is still in demand, and people really like the idea of having an alternative, say to the Carriage Trails community.”

Inverness also is one of the builders at Carriage Trails in Miami County, just north of I-70.

The Oaks — located between Chambersburg and Fishburg roads and west of Bellefontaine Road — joins Callamere Farms, Lexington Place and the soon-to-be revived Artisan Walk as residential options south of I-70.

“It’s a quality move-up product, and it shows that interest in Huber Heights is still high,” Falkowski said. “The market is getting better.”

Partington said a number of factors have attributed to the Oaks’ success, including its proximity to Wright-Patterson Air Force Base, a custom home option, and different characteristics in the community, like brick and landscaping.

The average square footage in the Oaks is between 2,500 and 3,000, with the average price in the $250,000 to $300,000 range, Partington said.

“Part of the appeal is it doesn’t feel like a cookie-cutter community,” Partington said. “It’s certainly been a very good community there. There’s value being in Huber Heights.”

City engineer Russ Bergman said the city received a signed petition from the property owners of section six’s 16 lots to have six street lights installed. DP&L will install them and property owners will be assessed the costs through their Montgomery County property taxes.
