New growth coming to Mason crossroads

An 8-acre parcel of Tylersville and Snider roads is set to include restaurant, offices.

MASON — A new development, which includes a restaurant and other office space, is in the planning stages for Mason.

Designs for Everybody’s Farm, an 8-acre parcel on the southwest corner of Tylersville and Snider roads, include a new restaurant, a 10,000-square-foot one-story office building, a 22,500 square-foot two-story office building and a bank or a restaurant at 3,000 square feet.

Dayton-based pizzeria-chain Marion’s Piazza and a medical office are expected to anchor the site, according to Jeff Eichhorn, senior commercial sales agent for Henkle Schueler and Associates.

Approximately 33,000 vehicles pass the intersection each day, Eichhorn said.

“It’s really a gateway into Mason ... and a great location for retail and office use,” he said.

Henkle Schueler’s sister company, Bunnell Hill, is developing the site and hopes to start the project by May and complete it before the end of the year, Eichhorn said.

“This is setting the stage for even bigger developments in the city of Mason,” he said, referring to retail, business and residential use expected to follow on 32 acres adjacent to the site.

During the review process, the size and scope of the project is subject to change, according to Brian Lazor, city planner for Mason.

“This is all concept right now,” Lazor said.

Mason’s Planning Commission is scheduled to render a decision on the site during its Feb. 1 meeting and pass on its recommendation to city council.

The site is now zoned for commercial, landominium and condominium use and a switch to planned unit development would allow for “development flexibility for the developer and greater control for the city,” Lazor said.

Mason officials have been meeting with Henkle Schueler and Bunnell Hill to discuss the project and iron out details relative to the city’s new comprehensive plan goals, according to Michele Blair, the city’s economic development director.

“If we can help put together a nice mixed-use development that helps the city create jobs, certainly we’re going to want to do what we can from a economic development perspective to secure that project,” Blair said.
