New building planned near busy Austin interchange

A busy office park is set to expand again near the I-75 Austin Boulevard interchange.

A new 60,000-square-foot building is planned at the Austin Business Park along Byers Road to provide more office/light-industrial flex space.

Two similar-sized buildings in the park are fully leased. Also nearby are two of the city’s major employers, which have constructed new North American headquarters near the interchange.

Combined, Yaskawa America and United Grinding have brought hundreds of jobs closer to I-75 in recent years, with UG’s $13 million new home the key part in a project that brought a new connector road expected to spur further development.

The new building planned by BW Partners Ltd. at Austin Business Park would be just south of Nickolai Boulevard, the new road from Byers to United Grinding.

“The last two buildings that were built in Austin Business Park have attracted a wide variety of different tenants, so the expectation is that Building III will attract a similar mix of tenants,” Miamisburg City Planner Ryan Homsi said in an email.

Prospective tenants are not known at this point, Homsi said.

The two existing buildings have attracted innovative tenants, according to Miamisburg Development Director Chris Fine.

“A lot of the businesses that we’ve seen down there have been kind of technology driven,” Fine has said.

BW Partners is a joint venture formed between Construction Managers of Ohio and Mark Fornes Realty Inc. Attempts to reach Fornes about the building were unsuccessful.

The new building is expected be the result of a lot split to create a 5.5-acre tract on which the facility would be built, city records show.

The proposal was approved by Miamisburg City Council last week.

“Since there’s not a building on the site, the only standards they have to meet deal with minimum lot area and minimum frontages and the proposed lot far exceeds the minimum requirements of the Austin Overlay District,” Homsi told council.

The developer’s goal, Homsi told council, is to have the third building complete by the end of the year.

Last fall the city approved job creation income tax credits for a West Carrollton manufacturer of health care air quality products to fill the remaining space in Building II of Austin Business Park.

The five-year deal calls for Aerobiotix Inc. to bring 13 jobs to Miamisburg and add at least seven more over three years for a minimum annual payroll of $2 million at the end of that time frame.

AIG Studios, Orion Sports Medicine and Prosource occupy the building’s remaining space, Fine said.
